From Vacant to Vibrant: The Evolution of 27 Frank Street

In the heart of New Haven’s Hill neighborhood stands 27 Frank Street, a modest 1,248 sq. ft. single-family home with a quiet but powerful story to tell.

Built around 1910, 27 Frank Street is a classic example of the working-class housing that once filled the Hill. This neighborhood thrived in the early 20th century but faced waves of disinvestment and demolition in the decades that followed. By the 1990s, many of the area’s historic homes were vacant, neglected, or torn down. Fortunately, Frank Street didn’t fall victim to this.

When we acquired the property, it was in serious disrepair. Like many aging homes left vacant for years, it required a full gut rehabilitation. Floors were rotted. Walls had crumbled. The kitchen was unusable. The exterior, once full of character, had lost much of its charm.

But where others saw a house too far gone, we saw potential. Not just for a structure, but for a future homeowner, a family, and a neighborhood on the rise.

Our construction team carefully rebuilt 27 Frank from the inside out. We restored its façade to honor the original design and reimagined the interior for modern living. A once-gutted kitchen became a bright, functional gathering space. Every room was updated to meet today’s energy efficiency and safety standards. The result is a home that’s not only beautiful but built to last.

In July 2025, La’Rie McGruder officially became the new owner of 27 Frank Street. She was supported every step of the way by our HomeOwnership Center team. Bridgette Russell, Managing Director of the HomeOwnership Center, provided leadership and oversight. Lindita Ifti, La’Rie’s Housing Counselor, offered one-on-one guidance and financial coaching throughout the homebuying process. Realtor Herb Jackson, from HOC Realty (Connecticut’s only not-for-profit realty company!) worked closely with La’Rie to make the sale a reality.

Her closing day marked more than a personal milestone. It was a celebration of perseverance, partnership, and the power of home.
